Current Owner Search

Informational report that includes the current vesting of record, all current deed information (including grantor, execution date, recording date and recording reference), and open mortgages of record with last assignment, judgments and other involuntary liens, taxes as reported at the county level, and full legal description of subject property. Search is limited to the current owner of record. Average turn time for delivery is 24 hours .

Two Owner Search

Informational report that includes the current vesting of record, all current deed information (including grantor, execution date, recording date and recording reference), and open mortgages of record with last assignment, judgments and other involuntary liens, taxes as reported at the county level, full legal description of subject property, and ownership information for prior owner. Search is limited to the current owner of record and the previous owner of record.

Full Search

Full search Includes, vesting information search, mortgage and assignment search, federal, state and municipal lien search (for liens filed in circuit court and county records), HOA (Home Association) lien search on both current and prior owners, Civil judgment search including Foreclosure Proceedings, as well as, bankruptcy and tax delinquency status. All of the Property related information is captured on the Title Search summary page. All relevant document copies are included in this plan. Year of search covered in Full search is anything about 30 years to 60 years depending on the statutes limitation of the state in which the property searched.

Commercial Search

We at Tierra Title USA handle straight forward / complex commercial searches, including developer's, buildings, condos, cell towers, plants, environmental, oil & gas. We completed many large scale commercial projects with 5,000's of properties. We have developed a fixed commercial price for 95% of the commercial searches (there are some exceptions depending on complexity, common name, government ownership). The typical turnaround time for commercial search is 48-72 business hours. Our Commercial Title Search includes a chain-of-title search including all of the leases and rents and contracts that would affect the Title on the property, open mortgages and assignments, UCCs, federal, state and municipal lien search, judgments search, as well as, bankruptcy and tax status. All of the relevant information is captured in the summary page.

Gap Search / Bring Downs / Date Downs

An additional title search to make sure nothing adverse has been recorded in the real estate records since the time of the original search and the recording of the deed or mortgage. The taxes are updated with present tax findings.

Examining

Review of the search packages obtained and ensuring that all state specifications and client's requirements are met. Like, Proper chain of Title, Signatures and Chain of Assignments.

Tax Search

Tax certificates will be prepared based on the client requirements, generally we pull it electronically or by calling the county treasurer office, which includes the details like, Current year tax status, Paid details, Prior year tax status, assessed values and exemptions.

Commitment Preparation

Document Review and Typing

Report preparation, including Owners and Encumbrance, Foreclosure, Legal/Vesting, Tax, Lien, Judgments, etc., Experienced staff reviews abstractor notes and attached documents to verify the chain of title, name and legal description consistency, and document legibility. Problems are escalated to the abstractor for correction. Data is accurately typed via online systems, XML, or proprietary formats. TAT in 2 hours or less.

Tax Search and Typing

Online search, phone calls, and fax/mail to tax jurisdictions for assessment data and current/delinquent tax status, tax sales, parcel changes, verify addresses, or send your search documents for fast and accurate typing.

Commitment Preparation

Complete review and capture of essential data for commitments - easements, restrictions, encumbrances, tax status, and other conditions are completed for the commitment report.
