Upon completion of the title search, we offer full title clearance or title curative services. Clearance or curative services include ordering mortgage or judgment payoff demands, tracking releases for previously paid mortgages, completing research for judgment and involuntary liens, preparing or coordinating the preparation of new conveyance deed, and requesting and tracking subordination agreements.
The Final Title Policy is a key component in a mortgage transaction. It provides security to the lender and owners and allows for the fulfillment of a real estate transaction. Policy production process generates Short Form, Long Form and Owner Policies in the client application. Information is extracted from the Policy Package (Title Prelim Report) and entered in the client application. Editing is done to the policy adding exceptions and endorsements as given in the Policy Package/Prelim report.
We prepare HUD settlement statement based upon lender's closing instructions and the requirements of the title insurance commitment. We will provide the preliminary HUD settlement statement to the lender and/or investor for approval prior to the physical signing, if necessary. We use the closing instructions provided by the lender to the Title Company to complete the statement overnight.
Standard Quality Review Checklist is reviewed upon receipt of the executed loan package from the closing vendor including the task of altering the package according to the special requirements added by the lender and/or investor. We review closing packages to check for accuracy - Lender-by-Lender Incoming documentation to ensure the loan package meets legal, credit administration, treasury and audit requirements.
Upon receipt of the borrower's authorization, we will request payoff from the financial institution and track the turnaround time. We will notify you when we expect the loan payoff or in case of any circumstances that would delay the payoff or actually attaching the same in your software.
